The New Dammam

BLUE's largest delivered project — and one of the largest urban developments in Saudi Arabia. The New Dammam is a SAR 98 billion ($26 billion) waterfront city spanning 32 million square meters on reclaimed land east of Dammam: over half the footprint of Manhattan, planned for 50,000 residents across eight residential neighbourhoods. Developed by Adel Real Estate with Alinma and unveiled by the Governor of the Eastern Province, it required something no render could deliver — a city-level experience built to perform at the highest level of government and public engagement.
What BLUE Built
A fully interactive 3D environment and cinematic production purpose-built for the national launch. The challenge was legibility at impossible scale: 15,791 housing plots, 5,210 investment and 1,389 commercial plots, 322 waterfront palaces, 49 parks, over 5 million sqm of marine canals and waterways, and more than 500,000 sqm of green space — all of which had to be understood in minutes by an audience of officials, investors and the public. BLUE built the environment so the whole masterplan could be read at a glance and then explored down to the individual district, and produced the cinematic sequences that carried the launch. BLUE also contributed to the urban planning direction, ensuring the experience reflected the masterplan's phasing logic, its alignment with Saudi Vision 2030, and the Saudi Architecture identity.
